Phase I: Pre-Design
Approximately 2-3 Weeks
Pre-Design
We will provide one (1) initial consultation meeting with the purpose of establishing the program design for the home. Followingthe initial programming meeting, if Required, we shall perform a survey of the property to ascertain building dimensionsand evaluate the existing conditions of the home. If required, we will also engage the structural engineer whom will beginthe site survey of the property’s structure to determine what elements are considered “load bearing” and which elements arenot. If required, we will also engage the civil engineer whom will begin the site survey of the property to determine thetopography and design elements for the grading plan.
Schematic Design
We will provide up to three (3) iterations of Schematic Design drawings, based on feedback provided in the initial consultationmeeting. Additional iterations may be requested and will be billed as an Additional Service. Drawings prepared in this phaseshall be provided in the form of computer—drafted documents (CAD) floor plans and elevation drawings representing the scaleand relationship of Project components, location, and orientation on the site. At this stage, assumptions are made regardingthe structural, mechanical, electrical, and plumbing requirements. We will meet with you to present and receive feedbackon each iteration of the Schematic Design drawings. Prior to We beginning the next iteration or phase, we ask that you provideone set of written comments for inclusion in the next iteration, or approval to begin the next phase. Based on the latestiteration of Schematic Design drawings, we will provide one (1) iteration of Design Development documents. Additional iterationsmay be requested and will be billed as an Additional Service. Drawings prepared during this phase shall include the following:
- Proposed Floor Plans
- Demo Plans (If Required)
- Proposed Exterior Elevations
- Additional drawings to convey scope of work
Phase II: Construction Budgeting
Approximately 2-4 Weeks
Construction Schedule of Values
This meeting is held Prior to the execution of the construction contract and is set to review with the client the costs andscheduling associated with their project. At this point in time we will give the client an overview of the project as a wholeand set all of the expectations for maintaining the budget, schedule and quality of workmanship.
- Distribute construction drawings to multiple subcontractors for pricing
- Analyze bids for selection
- Assemble bid packages with allowance options (if required)
- Generate construction project schedule
- Deliver project Construction Agreement
Construction Bidding & Budget
During this phase, we will distribute the Design Development Drawing Set to sub-contractors and vendors as required for thebuilt out of the Project, and collect and analyze bids. Once completed we will create suitable schedule of values, totalcost budget, and project schedule for the Project. At this point, all of the gathered information will be drawn up and presentedin a formal Construction Contract. If mutually agreed upon, we will then complete the remaining phases of the design contractin order to complete the construction of the project.
Phase III: Construction Drawings
Approximately 3-4 Weeks
Construction Drawings (CD Set)
Based on the latest iteration of Design Development Documents, we will prepare a set of permit drawings. Drawings will describethe Project in technical detail sufficient to receive jurisdictional approval. This set will included Structural and MEPdrawings in addition to all of the Architectural drawings. Any changes requested after permit submission shall be providedas Additional Services. Drawings prepared during this phase shall include the following:
- Cover Sheet/Project Information/General Notes
- Existing/Demolition Plans of Existing House and Partial Alternate Plans
- Floor Plans – Each habitable Level Require for Permitting: Basement Level/Main Level
- Elevations, Existing/Proposed – If Required
- Building Sections – (1) Full Section, (1) Partial Alternate Plan Section – If Required
- Detail Sheets as needed for construction elements
- Schedules – Windows, Doors, and Room Square Footage.
- Structural plans/details provided by engineer as needed.
- Electrical Plans – Each habitable Level: Basement and Main Level
- Plumbing Water/Gas Riser Diagrams
- HVAC Duct Layout Upper Level Drawings & Manual J Load Calculation sheets per jurisdiction requirements
Structural Drawings
Based on the latest iteration of Design Development Documents, We will prepare a set of Certified Structural Drawings. Thesedrawings will describe the project in technical and structural detail sufficient to build the project and receive jurisdictionalapproval. Any changes requested after permit submission shall be provided as Additional Services.
Phase IV: Permit Drawings
Approximately 6-8 Weeks
Permitting
We will prepare a set of permit drawings, for submission with the building permit application, along with the Structuraland Civil Engineering drawings (if applicable). This will also be the set of Drawings that are used to construct your home.Once drawings are completed, we will provide services to file for a building permit and monitor its progress. We will retrieveall required building permits for project. All permit fees incurred separate from expediting fee shall be reimbursed by Clientat time permit has been obtained and delivered. Any changes requested after permit submission shall be provided as AdditionalService.
