Ken was the architect and designer for our house in Lyon Village. We were looking for a home that had an open concept with a modern design, but was still cozy with traditional touches. We have two little girls, and were looking for a house where we
could raise our family. The house Ken designed met all of those criteria and then some! On the main level we have an open concept floor plan that allows us to live and entertain in one space. The design elements in our kitchen combine modern elements
with farmhouse chic. It is as functional as it is beautiful, and it is a joy to prepare meals in a kitchen that has been showcased in a magazine. Our friends and family constantly compliment the look and feel of our main space which gives
the kids a chance to run around while the adults have space to talk. Ken maintained the same design aesthetic throughout the house which ties all the rooms together. Many of the accent choices reflect the latest trends in home design that
are sure to stand the test of time. Ken is an incredible professional who kept our preferences in mind as he guided us through design choices. He did all the research and presented us with options that gave us control over the final design
elements. Our house is as functional as it is beautiful, and we are grateful that we continue to have a friendly relationship with the person who designed our home.

Ken was a fabulous partner for our first venture into home construction. He expertly guided us through the translation of our dreams into reality by asking all the right questions and creatively fashioning a home that could fit on the small lots typi
cal in this area while getting us five bedrooms, a laundry room opening both to the hall and a closet in the master bedroom suite, an open floor plan on the main level, a formal dining room with butler’s pantry leading to a contemporary kitchen,
a wine room, and an attached double garage that didn’t face either street on our corner lot. The project began in late winter 2015 when my partner and I purchased a livable but very small (~1300 sq ft, at the most) 1924 farmhouse-looking home
in the Lyon Park area of Clarendon. We worked with Ken on our dreams for the new home, design, permitting, deconstruction of the older home, and building of a customized home. Since we were living in Georgia, I saw the project every 3 weeks
or so, but my wife only saw the construction once — for interior selections at a point when it was still hard to visualize the rooms since we were still at subfloor and studs. Construction began about 6 months after the purchase–very quick
for Arlington. Ken was instrumental in getting plans submitted to the county quickly and making sure he did so before summer vacations and months in which committees do not meet. The project was under roof before winter weather hit. Even with
a rainy May that delayed landscaping, we were living in the home in early June 2016. Ken took us through the process of selections adroitly. When we began to see that decisions we were making early on were going to limit later choices, we
brought a local interior designer into the process. That helped immensely, but we probably should have done so earlier. Ken provides PDF packets for many of the big decisions on exterior materials, lighting, plumbing, doors, and the many other
interior choices. He timed these so that decisions were made well in advance when materials needed to be delivered to the construction site. Ken uses texts (many including photos) to get decisions on the minutiae (“Where do you want your shower
heads in the master bath?”, he asked. I could only think, “In the shower.”). The texts were sometimes difficult, and I would occasionally call Ken to talk through what the choices were, and what implications those choices might have down the
line. One aspect that Ken took pride in was keeping the construction site very clean and well organized. He also worked well with the neighbors who had to endure several months of traffic, noise, and disrupted views out their windows, not
to mention the loss of older trees that are valued in our neighborhood. After we moved in, Ken has been excellent about responding to the little problems that inevitably follow the complicated process of home construction. He brought in people
from our suppliers at times — the appliance folks when an in-wall coffee maker wouldn’t work properly (we successfully had it removed and the sales price credited to purchase of an upscale model that has worked reliably) and a guy from the
plumbing firm who identified a problem in the way a tankless hot water heater was installed. We have been in the home for 9 months now and are getting our final list of fixes ready before our first anniversary in the home comes up. All in
all, we have been very pleased with Ken’s expertise, architectural skills, project management, and home-building expertise. We highly recommend him!

If you are looking for a contractor – KEN with Koncept Design+Build IS THE MAN! We have been working with Ken since this time last year on a major remodel addition project (really a totally custom new home but with all the challenges of an existing s
tructure). He was highly recommended to us and has more than lived up to the hype. While Ken does offer design services he took a design created by another architect and is making it a reality. Our new home is coming together beautifully and on
schedule, REALLY! All of Ken’s sub-contractors have been wonderful to work with and are always responsive to our questions and change requests. He is also great at managing people and expectations. Ken has allowed us to be involved in the
construction process every step of the way. He has also been supportive of involving our interior designer (many contractors are not) even though he does have an eye to design. In addition, he was willing to with work with a consulting group
to integrate several “”green”” or energy efficient components to our new home. Some of which I don’t think he had done before and group of folks he had not worked with before. Ken is thorough, thoughtful, honest and straight forward. You cannot
ask for someone better to lead you through the construction process! I cannot recommend him enough. Seriously, KEN IS THE MAN! You will be fortunate to have him build your new home. When my husband and I embarked on this journey of building
a new custom home we never imaged finding a builder like Ken. As we near the end of our project and get to move in we will miss working with Ken everyday but I know that not only are we getting a fantastic house we can say a wonderful friend
built our home! I plan to update this review with photos and an update when our home is complete.

Our entire experience with Ken and his team was amazing. Our project was a basement crawl space dirt excavation and a complete overhaul of the entire room to include an added bath and laundry area. Ken’s design expertise and vision helped us to layou
t this space to meet all of our functional needs while still looking sharp. He even suggested things that we initially didn’t think to include in our scope and in the end made a world of difference. Our project began on schedule and finished slightly
later than anticipated due to a hold up with city permits and an uncertainty about how long the dirt excavation would actually take (this was discussed before we began). Our crew was professional and respectful and always cleaned up at the
end of each workday. Ken was always accessible and would frequently stop by to explain work progress, any issues they encountered or to answer our questions. Ken helped us to stay within our budget to the dime, even with a few changes and

Architect Ken Marzullo created a design for the total renovation of our house from the foundation up. He personally oversaw most of the construction to ensure an exceptional level of quality work. The renovation was completed in a timely manner while
even meeting our requests for change orders. Ken listened well and was very creative in interpreting what we wanted. Additionally, while we felt that our input was very welcomed, we really appreciated Ken’s recommendations and explanations regarding
several aspects of the design from practical and functional perspectives that we had not considered, rather than simply doing what we asked. As construction progressed, Ken seemed to view our project with the same level of thoughtfulness and
care that he would in his own home in terms of identifying enhancements and making adjustments as the project progressed. In essence, Ken not only did what he said he was going to do, but even more. With respect to the sub-contractors, there
was exceptional coordination of the work of numerous tradesmen resulting in very minimal down time. Quality control during the course of construction was excellent; for example, 90% of the items that we noted for attention were addressed before
we even mentioned them. The finished project exceeded our expectations; we would highly recommend Ken Marzullo as an architect for anyone considering a renovation or a design for a new home
